Replacing a roof isn't always the best solution. When a roof reaches the end of its service life, it is often stripped back and rebuilt from scratch. But in many cases, renovation is the smarter option. Keeping and upgrading as much of the existing roof as possible reduces waste, saves materials and improves building performance. This article explains when a roof can be recovered and why it is often the smarter option.
Renovating a roof doesn't always mean starting from scratch. In many cases, a new membrane can be installed over the existing roof, restoring its waterproof performance without removing materials that are still performing well.
This approach is known as a roof recover. Elevate's EPDM and TPO membranes can be installed over many existing roofs, reducing waste, disruption and material use.
If the roof is wet, badly damaged or no longer structurally sound, a full replacement may still be the right solution. Otherwise, a recover extends its service life without unnecessary demolition.
One of the biggest advantages of a roof recover is that much of the existing roof can stay in place. Instead of stripping off the roof and sending materials to landfill, you keep as much of the existing build-up as possible. Result? Less waste, fewer new materials and a lower environmental impact.
But the practical benefits are just as important. With little or no demolition, there is less noise, dust and disruption on site. In many cases, the building can stay in use during the work, helping minimize downtime.
For contractors, a recover also means less time spent on demolition and waste removal. Depending on the project, self-adhered solutions such as RubberGard EPDM SA can speed up installation even further.
A roof renovation is an opportunity to do more than restore waterproofing. It is also the perfect time to improve how the building performs. With around 75% of Europe's building stock still having poor energy performance², upgrading existing buildings has become more important than ever.
During a roof recover, lightweight PIR insulation can be added to improve the roof's thermal performance. It reduces heat loss, lowers energy use and helps keep the building warmer in winter and cooler in summer, without adding significant weight to the existing structure. A reflective membrane can also help reduce heat build-up during summer.
A roof renovation only pays off if it stands the test of time. EPDM has an expected service life of 70 years¹. If repairs are needed over time, they can often be made without replacing the entire membrane. That means less waste, lower life cycle costs and more value from every roof renovation.A durable roof also gives you more flexibility for the future. Whether you're planning a green roof, a blue roof or solar panels, a high-performance waterproofing membrane provides a strong foundation.
